YOUR MODULAR JOURNEY
Caves Road Modular offers a considered, site-specific approach to modular construction that goes beyond the build itself.
Designed and built locally in the South West of WA, our homes can be transported to any approved location, reflect regional knowledge, proven construction standards and an understanding of approvals and site conditions.
By guiding the full process – from design through to delivery – we reduce complexity, improve efficiency and deliver bespoke modular homes that are practical, crafted with precision and built for longevity.
Discovery & Site Check
An in-person or virtual meeting to discuss your chosen Modular from our range. We talk through how you’ll use it, your budget, and your timeline. We also review your site access, services, bushfire requirements (BAL), and any planning constraints.
Design & Feasibility
We confirm the best modular layout for your needs and block, including orientation, energy efficiency, floor plan options, and how the home will be transported and installed. We will start to discuss interior & exterior palette choices.
Preliminary Pricing & Scope Review
You receive a clear scope of works and a detailed estimate so you can make confident decisions early. We then move into approvals and production.
Documentation & Engineering
We complete site-specific engineering and construction documentation (BAL, Geo-Technical and Feature Survey are performed and submitted). Plans confirming location of proposed Modular Home on site. Working drawings and engineering drawn up (if required) and finalise selections and specifications.
Permits & Approvals
We support (or manage) planning/building approvals with the relevant shire/certifier, ensuring documents meet local requirements. Energy efficiency report completed.
Finance & Project Scheduling
If needed, we can help you understand staged modular payments and connect you with finance support via our dedicated broker team. We then lock in key dates for factory build, transport, and installation.
Construction Begins
Your home is built in our controlled factory environment. This improves quality control and reduces delays due to weather, while keeping you updated at key milestones
Site Works
While the module is being built, your site is prepared. This means earthworks, footings, stumps, slab, drainage, and service connections (power, water, wastewater) depending on your scope. This is usually starts about one month before your modular home is built.
Transport & Delivery
We coordinate transport, route planning, access requirements, and equipment scheduling so delivery day runs smoothly and safely.
Installation & Connections
The module is moved into place and secured to the footing system. We then complete structural tie-downs and final connections (plumbing/electrical), internal and external finishing, and any items that must be completed on-site (decks, stairs, join lines, landscaping, etc.).
Completion & Handover
We do a final walk-through, quality checks, and provide handover documentation. Any minor items are actioned promptly so you can move in with confidence.
