With a traditional build, your home is constructed entirely on-site, with trades being scheduled to travel to and from your site. With modular construction, the build is completed off-site in a controlled environment, then delivered and installed.

The key differences include:

  • Efficiency! Factory-built structure vs full site build. Significantly shorter construction timeframes (4 months vs the averaged 2025 traditional home builds of 15 months.)
  • Minimal disruption on site with site services installed followed by modular delivery.

Importantly, modular homes from Caves Road Modular are built to the same structural standards as highly regulated traditionally constructed homes in Western Australia. We build to (and in some cases exceed) Australian Standards, local bushfire regulations and energy efficiencies.

The modular building process is a construction methodology used to deliver a built product. This involves constructing your home in sections (modules) within our purpose-built factory. These modules are then transported to your site and installed onto site foundations, before final connections and finishing works are completed.

As a general rule, upon commencement of modular build, allow 4 months for completion, approximately a quarter of the time of a traditional build. 

No! Our modular homes are architecturally designed with refined finishes and materials suited to the South West, Great Southern and other Western Australian landscapes.  

Once installed, they are visually indistinguishable from traditionally built homes.

Permits to build a modular home are similar to a traditional home build. These will be in accordance with the local Shire where the modular is being installed in.

There may be planning efficiencies available, for example if the modular home meets the standards of ancillary accommodation / dwelling allowances. 

Caves Road Constructions deliver all of our Modular Home builds to the same standards as our traditional builds, with the correct BAL ratings, Energy Efficiency requirements and Australian Standards. 

Modular finance typically follows a staged payment structure aligned with the factory construction process. Payments may be linked to:

  • Deposit and documentation
  • Commencement of factory build
  • Structural completion
  • Delivery and installation
  • Final completion
